As the heart of the arts, history, business, innovation, and civic engagement in Northeast Florida, Downtown Jacksonville is in the middle of it all. Office and residential towers flank nearly six miles of beautiful waterfront along the St. Johns River. With a daytime population of 67,000 and more than 6,100 calling Downtown home, employees and residents cite walkability, culture, entertainment, and the city atmosphere as the best things about the Downtown experience. 

Convenient to reach, Downtown sits at the junction of Interstates 10 and 95, marking the eastern terminus of I-10 and the first Florida metro area on I-95. Downtown is 3.9 square miles, including the St. Johns River.

Excluding water, Downtown makes up just 0.4% of Jacksonville’s land area yet it generates almost 3% of the City’s taxable value. Downtown is composed of eight districts, and in Spring 2019, Jacksonville City Council approved an updated Downtown Zoning Overlay to streamline 14 zoning categories into one Commercial Central Business District (CCBD) zone. The new CCBD zone permits myriad uses: residential, office, retail and entertainment, mixed-use properties, “eds and meds,” utilities and parking garages. Prior restrictions on riverfront height and setbacks were clarified and illustrated with built-in permitted alternatives, maximizing public access to and views of the St. Johns River.

Downtown Jacksonville is on the rise. After decades of stagnant growth, the development, redevelopment, and overall revitalization of Downtown is gaining serious momentum. Since the beginning of 2019, $2.9 billion in projects are under construction and $3.1 billion are proposed. In comparison, from 2000 to 2017, approximately $2.6 billion in Downtown development was completed.
